A major face-lift for the Shops at the Bluffs is set to start this month, and owners expect it will transform the aging, nearly empty mini-mall into one of Colorado Springs' busier retail destinations.
Over the next year, large portions of the retail center will be demolished, other sections will be retained and remodeled, and a new King Soopers grocery and several smaller buildings will be built.
The result will be a traditional shopping center -- large, freestanding buildings to house anchors; smaller buildings for banks, restaurants and other stores; and plenty of parking. Also, Shops at the Bluffs will be renamed Marketplace at Austin Bluffs.
"That's what the trade area wants and desires," said Kevin Kelley, a vice president with owner United Properties of Minneapolis. "We'll bring new retailers and restaurants to the area. I think it will be good retail and really hit home with a lot of residents in the area."
Shops at the Bluffs, originally called Mall of the Bluffs, was built in the 1970s as an enclosed mini-mall northwest of Austin Bluffs Parkway and Academy Boulevard.
Despite a location at one of the city's busier intersections and nearly 300,000 square feet of retail space, the center's spoke- andhub design -- three separate shopping wings extending from a common center -- was confusing to many shoppers and hid some stores from passing traffic.free online games
Over the past several years, many stores abandoned Shops at the Bluffs or went out of business. Shoppers flocked to trendier retail centers in fast-growing parts of town.
United Properties bought the shopping center in December 2005 and has worked with King Soopers and city officials to come up with redevelopment plans.
Major changes, all of which are scheduled to be completed by next July, include:
The mall's center will be demolished starting the second week in August. The new design will feature three large retail buildings, two of which will have smaller buildings attached. Shoppers will enter through front doors instead of a mall entrance and park in lots in the middle of the shopping center and on the side of one of the buildings.
The extreme north and east portions of two existing shopping center wings will be retained, remodeled and turned into free- standing retail buildings housing multiple tenants. A new retail building will be constructed on the west side of the northerly building.
Four smaller buildings will be constructed facing Austin Bluffs Parkway. Two will be multitenant buildings, another might become a fastfood restaurant and another might house a bank.
A cramped King Soopers grocery on the Shops at the Bluffs' west side will close July 28; its pharmacy will remain open until Aug. 4. The store will be torn down and replaced with a 74,000-square-foot grocery on the same site that will open around June 15. A small retail building will be constructed on the north side of the grocery.
